Our Approach

Every job starts with measurement rather than opinion. We establish the build era before anything is quoted, because a raised 1930s floor and a 1980s slab accept completely different products, and that single question decides whether solid wood is even available to you. Where a floor is going over concrete, the slab is tested with in-situ relative humidity probes to the ASTM F2170 method and the reading is written down before any material is ordered. Wood moisture content is checked with pin and pinless meters set to the species and cut actually going down, not left on a factory default.

On an existing floor, board-by-board repair and weave-in come before any conversation about replacement, with species, grade and board width matched to what is already down so a repair in one room does not read as a patch against the rest of the house. Full replacement is offered when the wear layer genuinely will not take another cut, and not before. Finishes are specified from products that are legal to apply in this air basin under the South Coast air district’s wood coating limit rather than from a national catalog, and lead-safe work practices are standard on housing built before 1978, which is most of what stands here.

Because so many of these buildings are occupied throughout, we sequence work so a household or a tenant can stay in place for most of a refinish rather than moving out for a week, with containment and dust collection run off the sander at the source so the unit next door stays livable. You get a written scope covering subfloor condition, joist and crawl space findings, and cure and re-occupancy times before work starts rather than discovering them during it.
